We Take Managing Your Property To A Higher Level!

Marketing and Advertising +

Property Managers will fill your properties quickly and avoid long vacancies. We know where to market your property, with numerous websites, including the worldwide military website Homes.mil, and the local Multiple Listing Service (MLS), and many top rental search engines. We are available for showings every weekend – one reason our vacancy rate is apx. 1/2 what it is city-wide. There is no fee when the property is vacant, and we charge no mark-ups on routine repairs.

Setting Rates +

A good Property Manager can set the ideal rental price for your property. This ensures that you get the max monthly income and a low vacancy rate.

Maintaining Your Property +

We use video! Our detailed turnovers are video documented before and after every tenant move. The videos are kept indefinitely and are used to help in tenant disputes. We have 3 scheduled exterior visits (May – October) that include exterior photos and reports. We keep a strong emphasis on preventative maintenance so during our exterior assessments, we are not only assessing the care the tenants are taking but also keeping track of projects on the horizon, such as paint, gutters, roof, etc… The idea is to preserve your investment!

Collecting Rental Payments +

Securing payment from customers can be difficult and awkward. All Seasons, LLC, CRMC has an efficient method to effectively collect rent and maintain on-time payments, which is crucial to maintaining your cash flow.

Vendors +

Our vendors are our allies. While they are independent contractors, they agree to be our eyes and ears when they service your property. All vendors we utilize are insured and licensed, if needed. We also hold an Annual Vendor Meeting to remind the vendors of the contractual requirements for working with us and remind them of the liabilities of working in a tenant occupied property.

Keeping Your Books +

We charge a percentage of your property’s monthly rental rate in exchange for our services. Monthly proceeds are electronically deposited, and your monthly statements are on your portal as well. Year End Statements and a 1099 are provided each year.

Managing Your Tenants

Here’s a little bit about what we do:

Finding Good Tenants+

We screen all applicants and take care of the details, including the securing of criminal background and security checks, running credit reports, verifying employment, and collecting previous landlord references. We verify employment and rental references from at least 2 previous landlords. This is at no cost to you.
Managing Tenants+

We manage all aspects of the Tenant-Landlord relationship, handling both routine and emergency maintenance, taking care of routine walkthroughs, and managing any situations where conflict resolution is required. Our attorney drafted/approved lease is updated as applicable laws change and is very detailed, so there is no question about what is expected. Tenants are also asked to sign a Crime Free Lease Addendum, making it easier to remove tenants engaged in illegal activity. We have many other addenda that will help to minimize your liability as well.
Tenant Education+

All tenants are required to watch a detailed video in regards to the paperwork they are signing as well as the policies and procedures of our office to include maintenance. We do have a 24-hour emergency line for their convenience as well. Tenants are provided a Cleaning Guide that explains our very strict move-out cleaning requirements.

To protect your investment, we require all properties be cleaned and maintained according to our standards, which are above the industry norm. It is the tenant’s responsibility to leave your home clean when they vacate. We strive to protect your asset. Our Google blog informs Tenants and Owners about All Seasons, LLC CRMC real estate and economic news. We communicate important daily news through our Facebook page and Twitter feed, where up-to-the-minute information about things like weather closings are shared.

The city of Manitou Springs is a home rule municipality located in El Paso County, Colorado, United States. The town was founded for its scenic setting and natural mineral springs.
